Is it win-win or a deal-breaker
Always
talk it through. If you happen to run into unforeseeable issues during
the process of selling your home, the best remedy is to negotiate.
Imagine that you are selling your home, with an unfinished attic,
to a couple who want to turn the attic space into a game room for
their family to play in. They also are very interested in installing
two skylights for natural sunlight. After an additional inspection
of the attic and roof, it is discovered that the roof that passed
the original surface inspection is proving to have unforeseen age
under the shingles. The inspector gives the roof a two-year life before
full replacement.
This is something that the new owners are now, very weary of. They
had budgeted for the attic remodel and skylights, but not for the
added expense of a new roof.
This may seem like the end of the road, but it’s not. The best
call to make is to get a second opinion from another inspector and
then, based on the combined information, negotiate the deal. Perhaps
you agree to fix the roof altogether and raise the price a bit (after
all you are increasing it’s value) or simply lower your sale
price.
This can turn your unforeseen deal-breaker into a win-win opportunity
for both parties.
