the Pitfalls of Home Inspections

in doubt, always get a second opinion
You may experience some initial trauma associated with your first
home inspection, especially if your house is older. But rest assured
that there are always ways of coming to a mutual solution.
An example is when one inspector comes to your house and says that
you have extensive dry rot around your windows and they all should
be replaced at a cost of several-thousand dollars. But then another
inspector comes and gives you a report that is much better. It seems
the windows are only in need of repair. The cost: around $600.
Another example is a roof that one inspector says needs to be replaced
at $6000 dollars and another inspector that says it is a good roof
with three more years on it, as long as you perform $800 dollars worth
of repairs.
The reality is that houses tend to develop problems with age. But
many times getting multiple inspection reports can solve allot of
headaches. Often times the buyer and seller can reach a mutual agreement
that benefit’s both of them. Whether it’s a third and
final inspection, a compromise of the two figures reported, or a 50/50
split of work needed, paid by either party.
